A.M. Hughes Paint & Glass Company is a three-story industrial warehouse building in Kansas City’s artsy Crossroads district. When the developer purchased the building it had been converted from industrial/commercial into rough work/live lofts. The building had lost much of its exterior historic character – the brick façade was painted, inappropriate windows were installed on the front elevation – but the interior retained many historic features, such as wood floors and structural beams and exposed brick walls.
The developer rehabilitated the building into finely appointed condominiums and rental apartments with new floor plans, new mechanical systems and new windows. Rosin Preservation facilitated the tax credit applications and worked directly with the window manufacturer to produce an appropriate replacement window.
Completed at the end of 2008, the rehabilitated building now provides 33 units of residential living in downtown Kansas City.
