The Dutch Hill Apartments is located in the heart of midtown Kansas City. It is a classic Colonnade-style apartment building. This building type, with its distinctive columned porches, was ubiquitous in the city’s older neighborhoods before 1925.
When the developer purchased the building in 2006, it had seen better days but retained much of its historic fabric. There were original windows, porch railings, and wood doors and floors. The configuration of historic apartments was also intact. The rehabilitation involved updating systems, kitchen and bathroom fixtures, and finishes, while preserving the distinctive historic fabric and functional apartment layouts.
Rosin Preservation prepared a National Register nomination for a historic district that encompassed this building and two neighboring Colonnade-style apartment buildings and also prepared the state and federal tax credit applications for the rehabilitation. Over the course of the project, Rosin Preservation assisted the owner with numerous design decisions and worked closely with the architect and the contractors to make sure the rehabilitation would meet the Secretary of the Interior’s Standards.
