 The Infirmary Building at the Missouri State Hospital #3 was constructed in 1937 as a Public Works Administration project. Originally, the Infirmary housed both metal patients and those with tuberculosis. The building has a distinctive Kirkbride plan — a form with arms that radiate from the center block, providing maximum illumination and ventilation to each room. Two sundecks on the roof provided heliotherapy treatment for tubercular patients. After the hospital closed in 1991, the building served as a haunted house before being shuttered.
The developer purchased the building in 2004. Working with the City of Nevada they planned to convert it into affordable housing for senior citizens. Keeping the original form and double-loaded corridors, dormitory-like patient rooms were redesigned into one and two-bedroom apartments with up-to-date finishes and amenities.
Rosin Preservation prepared the National Register nomination for the Infirmary Building and prepared the historic tax credit application for the rehabilitation. Rosin worked closely with the architectural team to identify key historic elements of this relatively modern structure and to ensure a successful tax credit project.
