After four years and a nearly $50 million investment one of Kansas City’s best loved historic hotels was brought back to life. The building sat vacant for over 20 years, the victim of rampant vandalism and numerous threats of demolition. Overcoming these obstacles, the project restored the hotel as a state-of-the-art lodging facility and a contributor to the local economy.
While many of the decorative architectural details had been stripped from the building’s numerous public spaces, Elizabeth Rosin identified key surviving fabric and excellent archival records that enabled the recreation of its stately grandeur. The state and federal tax credit applications that Rosin prepared for the project included five phases submitted over a four-year period. Rosin also helped the project developer address potential adverse impacts from related new construction. Although the new construction did not happen, Rosin team facilitated several public meetings to consider the impacts of the new construction as well as alternatives to demolition and drafted a Memorandum of Agreement that was reviewed by the Missouri SHPO.
