Sharp’s Pawn Shop in downtown Bartlesville suffered from an extended period of vacancy that included lack of maintenance and an aborted renovation. By 2014 significant roof leaks had comprised the structural integrity of the rear wall, the entire second floor, and most interior finishes. Only the interior structural clay tile walls, side party walls, and front brick wall remained intact, although there was also substantial damage to the front parapet. Rosin Preservation worked closely with the project team to ensure that the light-handed rehabilitation approach respected the historic character of the building, restored its structural integrity, and met the Secretary of the Interior’s Standards for Rehabilitation. State and federal historic tax credits made it possible to re-establish four street-level commercial spaces and to add eleven market-rate apartment units upstairs, bringing significant activity back to the heart of downtown Bartlesville.
