SCOPE OF WORK: Federal & Missouri Historic Tax Credit Applications
CLIENT:The Pandolfi Family
INVESTMENT: $470,000
COMPLETED: Fall 2009
The building at 536 Campbell was constructed in 1898 as a funeral home in the Italian neighborhood of Columbus Park just northeast of downtown Kansas City, Missouri. It is a contributing resource to the National Register Holy Rosary Historic District. Historically, the 1st floor and basement contained the funeral operations and the family lived on the 2nd floor. The funeral home operated well into the late 20th century. At some point, the living quarters were converted into four apartments.
The Pandolfi family purchased the building in the early 2000s. A fire broke out in the rear north unit, creating severe fire, smoke, and water damage throughout the building. The Pandolfi’s gutted the 2nd floor, although many of the new walls were constructed in the same locations as the previous partitions. The historic central stairs leading down to the front entrance were retained, as was the historic glass skylight above the staircase. The first floor contains commercial space and former back-of-house spaces for the funeral home. A non-historic apartment was installed at the southwest corner. The storefront on the south end retains its historic ceramic tile floor, textured plaster walls, and wood trim. The 1st floor now houses Pandolfi’s Deli, an authentic Italian-American eatery.
Rosin Preservation prepared the historic tax credit applications for the rehabilitation of the 2nd floor.
