Rehabilitation Tax Credit Projects

Historic tax credits are one of the most effective tools for the successful redevelopment of historic properties. The federal government and many state governments offer tax credits to owners who rehabilitate buildings listed in the National Register and in some cases the state register. The programs provide a financial benefit to building owners in exchange for preserving a building’s character-defining historic fabric and architectural features. Recognizing that an appropriate historic rehabilitation typically costs more than a non-historic building renovation, the credits provide the gap financing necessary for a financially sound development project.

Rosin Preservation works closely with tax credit clients and members of their design and construction team to ensure that all of the proposed rehabilitation work complies with the Secretary of the Interior’s Standards for Rehabilitation, as required by the historic tax credit programs. Rosin Preservation staff document buildings before and after construction; prepares the tax credit applications; coordinate the application process with the state and federal reviewing agencies; and remain a liaison between our clients and the reviewers throughout the project.

The 70-plus tax credit projects in our portfolio represent over $300 million of completed construction. This investment includes a broad spectrum of projects — commercial, institutional, industrial and residential buildings in big cities and in small towns. They range from the $100,000 rehabilitation of a one-story commercial storefront in a small, central Missouri town to the $44 million rehabilitation of a major urban hotel. Recognizing the outstanding quality of the rehabilitation projects, the Missouri Alliance for Historic Preservation, the Kansas Preservation Alliance, and the Kansas City Landmarks Commission have conferred preservation awards on numerous Rosin Preservation tax credit projects.
